Standing for election from the floor
Advance nominations closed on Sunday, October 25, 2026 at 11:59 PM. If you missed that deadline, you may be able to stand for election from the floor at your corporation's meeting. Whether you can depends on your corporation's by-laws.
Some corporations' by-laws restrict nominations from the floor. They are listed below under "Corporations whose by-laws restrict nominations from the floor". Please check that list before you read the steps.
If you are nominated from the floor, your name will not appear in the meeting package. The package lists only candidates nominated in advance. You may collect proxies in the same way as any other candidate.
The steps
- Check whether your corporation's by-laws allow you to be nominated from the floor. See the section below. Read your own corporation's by-laws as well.
- Check that you are eligible to be a director. Under the Condominium Act, 1998, s. 29, a director must be an individual who is 18 or older, does not have the status of bankrupt, and has not been found incapable of managing property or incapable by a court. A director whose unit has a certificate of lien that is not discharged within 90 days loses their seat. Also check your corporation's by-laws for any additional requirements.
- Attend the meeting. Attend in the way the meeting notice allows. The date, time and how to join will be in the meeting notice for your corporation. If the chair calls for nominations from the floor, ask to be nominated.
- Be ready to make your candidate disclosures. O. Reg. 48/01, s. 11.6 requires every candidate to disclose certain information to owners. Because you will not be in the meeting package, be ready to make these disclosures orally at the meeting. The list of disclosures is below.
- Proxies. Owners who cannot attend may appoint a proxy using the approved proxy form that comes with the meeting notice. You may ask owners for their proxies like any other candidate.
- If you are elected, complete the director training. You must complete the Condominium Authority of Ontario mandatory director training within six months of being elected, unless you completed it in the previous seven years (O. Reg. 48/01, s. 11.7 (4)).
Corporations whose by-laws restrict nominations from the floor
The by-laws of the 11 corporations below say that there can be no nomination from the floor unless there are not enough candidates who gave notice of their candidacy to fill the vacant positions. The wording of each by-law is quoted below. This is a rule in each corporation's own by-laws. It is not a decision of the Administrator.
The chair of each meeting applies the corporation's by-laws. Owners should read their own corporation's by-laws.
